Further to my email yesterday please can you upload the following comments onto the Dale House Farm submission.

 

“I write in full support of the recommendation for approval of NP/DDD/0220/0127/SC.

 

Throughout the application process we have been working positively with Officers from the Peak District National Park Authority (PDNPA) and County Highways to ensure that we provide a scheme that works for the current occupiers, statutory consultees and compliments the future use of the site. There have been a number of alterations to the scheme which heed the advice from Officers to ensure that this application is fully policy compliant and that there is de minimis impact on the adjacent village, residents and landscape.

 

I applaud the Council’s pragmatic approach during COVID 19 – the application was originally aiming for Committee in April and it is positive to see the PDNPA progressing schemes in accordance with Government Guidance and the Local Authorities and Police and Crime Panels (Coronavirus) (Flexibility of Local Authority and Police and Crime Panel Meetings) (England and Wales) Regulations 2020, which came into force on 4 April 2020. We have secured the officer recommendation following constant dialogue and scheme changes which have all been documented and dated on the Council Public Access System.

 

I agree with representations from Mr C MacDonald, the negativity around this application is the result of local touting – having received public comments from Southampton and London. Local businesses within the village have only expressed support for the development; which hope to benefit from the increase in trade and local employment created as a result.   

 

Confirmation of the parking capacity and site access has been agreed with Officers and consulted throughout this application process – the scheme is compliant with all adopted policy. The access road is not deemed to be dangerous (confirmed by County Highways) and the site has ample capacity to allow adequate parking.

 

We have agreed with the Planning Officer that we would accept a Condition on lighting, albeit I do not consider it necessary as there are no proposed changes to the existing dwelling. Regarding the PC request for additional screening, there are no changes to the building line and the property is already screened from the existing highway and village residents – this view is agreed within the Planning Officers report.”
