I think this has the makings of a good and worthwhile proposal if the impact on immediate residential neighbours can be resolved and some other issues can be sorted.  

This proposed use is compatible with the kind of business one would expect to see in a rural area.   The application needs more work and, if refused, I hope we see it back again with improvements.
